EliseAI raises $350M at $4B, 1.8x its Series E mark, not double

EliseAI said on 29 September that it had raised $350 million at a $4 billion valuation, and TechCrunch’s headline called that a doubling. Set against the $2.2 billion Fortune reports for its Series E, $4 billion is 1.8 times the earlier mark, by our calculation. A true doubling would have needed $4.4 billion.

The round size itself isn’t in dispute, but the lead investors are. The company release, posted by co-investor Ontario Teachers’ Pension Plan, says Andreessen Horowitz and Bessemer Venture Partners led it, with participation from Ontario Teachers’, Sapphire Ventures and Navitas Capital. Fortune, which ran the story as an exclusive, described Ontario Teachers’ as a new investor co-leading alongside the two firms. The release puts it in the participation list instead.

Where that $2.2 billion came from matters, because EliseAI never published it. Its own Series E announcement of 16 August 2025 states the $250 million raise and names no valuation anywhere in the text. The Series D release a year before that did name one, at “in excess of $1 billion”. So the base for every doubling claim rests on reporting rather than a disclosure, a gap we also found at Isomorphic Labs.

The CEO’s post counts a different denominator

Chief executive Minna Song published her own post the same day, and it doesn’t match the press release on scale. The release says the platform now powers one in six US apartments. Song’s post says 6.5 million units, “1 in 5 multifamily apartments in the US”. Those are two different denominators, and the release doesn’t use the word multifamily once.

EliseAI used to measure itself the narrower way, which is what makes the switch worth noting. The Series D release said it was active in 1 out of every 12 multifamily apartment units in the country. TechCrunch, SiliconANGLE and Fortune all ran the one in six figure, so the multifamily count didn’t reach any of them.

And they won’t absorb this technology without a tremendous act of building.

The operating numbers the write-ups missed

Song’s post also carries three outcome figures that none of the three write-ups picked up. On the units EliseAI covers, it says occupancy is 2 points higher, residents are 7 points more likely to renew, and net operating income is up as much as 20%. She also puts the product stack at 58% of a typical operator’s profit and loss, though that share isn’t broken down. The post doesn’t say how many properties sit behind those averages, or over what period they were measured.

That’s the kind of detail worth chasing, because we have seen this same-day split between a release and a founder’s post before. We found four different Fortune 500 counts for one TypeSafe round in October. The pattern is the same here: the official text takes the conservative number, and the founder’s post takes the flattering one.

The revenue line is firmer than either of those, because the company has dated it. EliseAI said in June 2026 that it had passed $200 million in annual recurring revenue, its fifth straight year of doubling, and the Series E release put that figure above $100 million in 2025. Song told Fortune she has no specific timeline for a public offering. The thing to watch is whether the next announcement names a prior valuation, or leaves reporters to supply it again.
